As job growth continues to accelerate in Austin, home values continue to appreciate. Which is, of course, a good and bad thing. Good if you invested in your home a while back, bad if you’re trying to buy something in Central Austin today. Even still, Austin’s real estate market is forecasted to perform super well the next few years, being ranked as Forbes’ No. 1 Best City to Invest in Housing in 2015 (Texas cities did well as a whole).
So it’s still a good time to buy.
Curb Appeal and Real Estate Value
Due to the extreme variability in Austin’s market, curb appeal is something that is often overlooked but always important. Good lawn care hits you where it matters: the first impressions. A well landscaped yard will set the expectation that the rest of the home is equally as immaculate, and it will differentiate you in terms of perceived value. Curb appeal is always important, but Austin’s variable market makes it a crucial point.
Austin’s Real Estate Market
Austin’s real estate market, as mentioned before, is booming. In most zip codes, real estate continues to bring excellent returns. Not only that, but with the increasing demand, properties in hot zip codes are getting inundated with offers. Because real estate is an illiquid market, the price is simply what somebody is willing to pay for the home. Therefore, an increase in perceived value, however you add it, could vastly increase the value of your home’s bids.
The Easiest Way To Increase Property Value
We know that landscaping can boost a home’s value by up to 12%. But isn’t landscaping difficult and expensive? Sometimes, but there are certainly ways to do it cheaply and easily. Ready for the secret? Here goes:
- Cut to the correct height (never cut more than 1/3 the length of the grass blade).
- Mulch your clippings back into the yard.
- EDGE. EDGE. EDGE! Make sure you do it with a proper edger and not a weed whacker.
- Trim your bushes. This is a bit time consuming, but you’d be surprised at how cheaply you can hire a lawn care company to do it.
Those are the basics. Of course, there are ways you can go above and beyond, with things like fertilization, aeration, gardening, and leaf removal, but we’ll keep it simple for this article.
