From 2010 to 2016, Shelby County topped every county in Alabama for both population growth and new single family homes per capita. During the period, the county population grew 7.43 percent, adding over 14,000 residents to its headcount; and built 24.2 homes per 1,000 residents, totaling for over 5,000 new single family homes.
For comparison, the runner-up in population growth, St. Clair County, grew 5.01 percent adding only 4,203 new residents. Jefferson County, despite building the most new single homes over the period (8,421), still came up short when weighted per capita at 12.8 homes per 1,000 residents, according to LawnStarter analysis of U.S. Census Bureau data.

As of 2016, more than 12,000 people lived in Chelsea.
Chelsea really is all about family, according to its website.
In actuality, Chelsea truly is an ideal place for families, for more than just a couple reasons. The proximity to Birmingham while still maintaining that “small town” vibe, the Shelby County School System that consistently receives positive scores, and a healthy local housing market likely attract a lot of homeowners in their mid-30’s who are looking for a place to settle down and raise a family.
As for the community, its residents are well-off. The median household income is nearly $86,000, according to Data USA, and the median property value is just over $200,000. Not to mention the extremely low 4.92 percent poverty rate –– which is lower than the national average of 14.7 percent.
Mayor Tony H. Picklesimer, who has lived in Chelsea for 10 years, says his favorite thing about living in Chelsea is “the fact that 88.3 percent of the people who live here own their homes. This creates an environment that promotes community since the people who live here intend to stay.”
Perhaps Chelsea’s tight-knit community bond creates a loyal customer base for local businesses. The Mayor also cites a strong economy “as evidenced by a 6.3% growth FYTD in city Tax Revenues.”
The two things that the Mayor said he would like to see more of in Chelsea are restaurants and hotels.
