In one ten-year period (2009-2019), a majority of single-family dwellings went from:<\/p>    <ul class=\"wp-block-list\"><li><strong>In 2009,<\/strong> 52 percent of the single-family dwellings sold were on mid-size or larger lots, and 48 percent were on smaller lots.<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>In 2019,<\/strong> 39 percent of the single-family dwellings sold were on mid-size or larger lots, and 61 percent were on smaller lots.<\/li><\/ul>    <p>According to the National Association of Home Builders, builders reported that they reacted to this by shifting to smaller lots on the <a href=\"https:\/\/eyeonhousing.org\/2020\/10\/lot-size-hits-new-record-low-in-2019\/?_ga=2.106910022.499023856.1666448823-1725799080.1666448823\" target=\"_blank\" rel=\"noreferrer noopener\">spec homes<\/a> they are building as new housing.&nbsp;<\/p>    <h2 class=\"wp-block-heading\" id=\"2-sizes-of-home-lots-vary-by-region\">Sizes of Home Lots Vary by Region<\/h2>    <p>The size of a home lot depends on the region of the country in which you live, a point emphasized in a survey of builders conducted by the National Association of Home Builders:<\/p>    <ul class=\"wp-block-list\"><li><strong>New England<\/strong> home lots have a median lot size of 0.6 acres, three times the national median of 0.19 acres. New England is known for strict local zoning regulations.<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>Mid Atlantic<\/strong> and<strong> East South Central <\/strong>regions are the next largest, but at 0.3 acres. The area that connects them, <strong>South Atlantic,<\/strong> is 2.0 acres.<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>West South Central<\/strong> lots have a median lot size of 0.16 acres, about the same size as fellow middle-of-the-country regions <strong>West North Central<\/strong> at 0.2 acres and <strong>East North Central <\/strong>at 0.23 acres.<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>Pacific <\/strong>lots, where there is so much less developed land, are the smallest lots, with a median lot size of 0.15 acres.&nbsp;<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>Mountain<\/strong> median lot sizes are 0.17 acres, which is also smaller than the national median.<\/li><\/ul>   <div class=\"infogram-embed\" lot cost to all the lots <\/strong>(154,000) that one company (Pulte) controlled in 2019, you come up with a figure of $13.7 billion.<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>Land costs keep rising<\/strong> because there is a shortage of buildable lots for new homes.<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>Land makes up one quarter of the sale price <\/strong>of a single-family home.<\/li><\/ul>    <p>When it comes to real estate, going with a smaller lot can greatly reduce the price you will have to pay for new housing.<\/p>    <h2 class=\"wp-block-heading\" been a shift in real estate when it comes to buyers\u2019 preferences related to lot size, particularly among older Americans.<\/p>    <p>In a 2018 survey conducted by the National Association of Home Builders:<\/p>    <ul class=\"wp-block-list\"><li><strong>22 percent <\/strong>of homebuyers had no requirement for a minimum lot size.<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>9 percent<\/strong> wanted at least one-eighth of an acre.\u00a0<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>18 percent <\/strong>wanted at least one-fourth of an acre.&nbsp;<\/li><\/ul>    <p>So size didn\u2019t matter all that much for nearly half of all buyers.<\/p>    <p>Digging deeper into the survey results:<\/p>    <ul class=\"wp-block-list\"><li><strong>40 percent<\/strong> of all American buyers said they\u2019d be willing to settle for a smaller lot in order to afford a new home.&nbsp;<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>30 percent<\/strong> of American buyers were willing to do that 15 years earlier, in the 2003 housing market survey related to home prices.<\/li><\/ul>    <h2 class=\"wp-block-heading\" id=\"5-cost-of-maintaining-a-lot\">Cost of Maintaining a Lot<\/h2>    <p>The <a href=\"https:\/\/www.lawnstarter.com\/blog\/cost\/lawn-care-price\/\">costs for lawn care<\/a> in America, according to a LawnStarter study:<\/p>    <ul class=\"wp-block-list\"><li><strong>Mowing<\/strong>: $29-$65<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>Weeding<\/strong>: $65 to $120<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>Fertilizing<\/strong>: $20 to $60 per hour<\/li><\/ul>    <ul class=\"wp-block-list\"><li><strong>Sod<\/strong>: $0.87 to $1.76 per square foot\u00a0<\/li><\/ul> the house. Extra bedroom? Expanded kitchen? Solarium?<\/li><\/ul>    <p>However (this is the downside), the larger the lot, the more you as a homeowner will have to invest in maintaining it, either in your time (if you do it yourself) or your money (if you <a href=\"https:\/\/www.lawnstarter.com\">hire a service<\/a>).<\/p>    <h3 class=\"wp-block-heading\" id=\"8-if-the-lots-are-getting-smaller-what-about-the-houses\">If the Lots Are Getting Smaller, What About the Houses?<\/h3>    <p>The median home size for a single family dwelling in the housing market grew by 50 percent from 1980 (1,600 square feet) to 2014 (2,400 square feet), according to the <a href=\"https:\/\/www.federalreserve.gov\/econres\/notes\/feds-notes\/trends-in-upsizing-houses-and-shrinking-lots-20171103.html\" target=\"_blank\" rel=\"noreferrer noopener\">Federal Reserve<\/a>. But the statistics show that people no longer believe that. More and more, a number of people are turning to smaller lots, or lots on which the house takes up a greater share of the lot.<\/p>    <p>One advantage of a smaller lot? Less lawn care. With a smaller lawn, you may even consider hiring a <a href=\"https:\/\/www.lawnstarter.com\">local lawn care pro<\/a> to take mowing, weeding, and edging chores off your weekend to-do list.<\/p>    <p>What this would be to you is a call to action: Don\u2019t simply assume you want bigger.
